Every project designed, built, and installed by the experts at Northshore Barn Doors is custom.
Every home and every situation is different, and all of these will always require unique solutions. No two homes or doors are the same. We need to learn more about your specific project and see more to understand the scope and price accordingly. Our work is CUSTOM, which means it’s going to price higher, but you receive personalized, local, continued service and everything is made with quality and concern for your space needs. Because we are a small business and not a national chain, our customers always receive our very personalized passion and attention to careful details that only happen when the people who make products with care and thoughtful use perform expert services are present and eager to get everything done right!
Time and labor, operational costs for the business, and the ability to come up with and create solutions on-site due to often unforeseen field conditions are at the core of our passion for real, local craftsmanship. There are no cookie-cutter doors or processes here. We have had to increase pricing in keeping with today’s operating costs and we would rather that our customers enjoy the best service available instead of trying to cut any corners to do it the wrong way. But, we focus on care and making and installing your doors the right way and in full. No cutting corners or leaving things out!
The results are beautiful, operational, and clean & simple in appearance once everything is done. But getting there requires tinkering and tweaking because walls and doors and site logistics vary in ways few can imagine until work begins. We have decades of experience installing over 750 different sliding barn door projects all over New England and we can imagine and workaround obstacles that some who order online and home center kits may not even factor in when thinking about installation. When our work ends, you will continuously enjoy functional art and quality as a centerpiece of your home or business.
Our workmanship utilizes olde wood reclaimed by us from olde buildings, barns, homes, sawmills, attics, and more from around New England. Our hardware is made from US metals and parts sourced locally and we hand-assemble everything in our Amesbury workshop ourselves.
If you are seeking “just a door” then we are likely not the best fit. Our work is functional art and quality craftmanship designed, built, and installed. Our doors are thick; sometimes 2-/12" to 3" and more due to the age of the wood. We can create thinner doors for the appropriate location. Custom work can cost more but we are a small, local business with real craftspeople who dedicate themselves to personal quality and passion for this work. Your results are functional art and we are proud to claim that in all of our years in business, we have very few callbacks! These are usually minor issues we can come out to fix quickly, and they typically have to do with houses settling, When that happens, some minor adjustments may be required but we are not leaving anyone in the dark. We design, build, and install to mitigate these instances and fix them if they ever occur. Big companies do not do that and everyone blames the customer but us.
The Process
Our typical engagement includes the design, build, all hardware, delivery, and complete on-site installation, cleanup, and photos. The quote (or range) will vary because everything depends on several factors; Door size and style, hardware, location inside the home or business, logistics and location of the property, and more. Complex projects may involve the adding of header beams or posts, and other space considerations relevant to your home or business.
We can do an initial site visit and if your home or business is located within 30-45 minutes from our workshop or home business office, this is done at no charge. If you are located further away, we may require an initial fee of $175 minimum. Should you sign up with us, this becomes part of the total project cost. This amount may increase depending on the distance from our two locations.
We can do a lot of initial work remotely. We can talk with you about sharing photos and videos and other information that can enable us to create your entire project without an initial visit. Initial mockups can be created to help illustrate the space for everyone involved. Some complex and larger projects will require one, however. Everything is about communication and this is something The Barndoorist believes is the most important part about doing good and honest business!
Examples of some sliding barn door project price ranges:

A door that would fit most standard entryways is currently priced between $2,200 and $2,950 installed.

Divider doors that fit standard wide entryways are doors that meet in the middle. These systems are currently priced between $2,700-$4,250 installed.

Bypass doors that fit standard wide entryways are doors that run on two parallel rails and can stack on left or right, or they can also be systems that “accordion” or stack to one side of an entry on a wall next to the entryway. These systems are currently priced between $2,800 and $4,900 installed.
Larger doors such as wide single doors and extra tall doors can be heavier and therefore can involve higher costs depending on several factors. Large and heavy doors will roll nicely but the labor to build them in the workshop, move and transport them, and install them at your property is more intense. These interior sliding barn doors are unique and each installation is different.
Doors with glass and other design elements will have added costs as we set tempered or laminate glass into custom-sized frames that relate to where the door will be covering and opening from your specific entryway. No two entryways are ever the same.
Doors with added metal such as metal frames or decorative features can also be customized and priced accordingly.

Most of our work utilizes the wheels over rail hardware we have designed and perfected with years of experience and design expertise. We can also use other systems to install some projects depending on the particular entryway needs. Some partial-exterior projects and doors made to accommodate low ceilings where wheels over rail systems will not work are within our scope but please check with us to discuss these types of situations.
We also offer door-build-only options and we can discuss thickness style, and other needs to ensure that your door is properly sized for your needs. Single-standard-sized slabs can be made and ready for you to pick up from our Amesbury workshop currently price ranging from $800-$2000. This depends on the design and size being done, and how we need to approach the build.
We also offer mantle beams and we can install some of these depending on the situation. If a customer is already commissioning us to install barn doors, we can install them at the same time. If not, we often recommend methods for mounting and can supply the beam and or bracketing only. However, if someone is located very close to our Amesbury workshop or The Barndoorist’s hometown of Hamilton, MA, then there are cases where we can install a beam. Some beam customers come to pick up at our workshop.
We offer floating shelves and we have plenty of thick aged wood! We typically supply the shelves only, cut and colored to the specifications you require for you to install.
Some door projects require a top or header to be put in to make the hardware work. This often requires a beam or filled top area and we have several methods for doing this type of work. It also may require a post or an end spot for the sliding barn door to go to when closing the entryway. Sliding barn doors cannot end on a perpendicular wall for several reasons we need to discuss in detail. This adds cost and time to most projects.

Typically, most larger projects with posts and beam work likely require an overnight or two separate visits to fashion and install the posts and beams on site, and a second NSBD helper to install everything to complete the job.
Working with other peoples' doors/door slabs or wood can be done but this work is considered art door work and while the customer may be supplying this slab, we still need to do work to get it framed and prepped for proper installation. These art doors can incur added costs to be ready for installation.
Working with other peoples' hardware can be done in some cases and with some but not all hardware for a variety of reasons we can discuss. While we sympathize with the possibility that you may have purchased some hardware you thought could be of use, we cannot be held responsible for this and if we can use any of it, we cannot fully warrantee our work. It is best to return it or sell it and let us do what we do best with the innovative hardware we have developed for nearly ten years in business.
Storage fees: NSBD is in a shared warehouse space and we rent only so much space. We also have other projects coming in all the time and so once your project is finished and ready for pick up or installation, we can hold onto everything for about two more weeks in the workshop. After that time, we need to charge $55 per week to hold onto everything and this needs to be paid in full.
IMPORTANT NOTE from The Barndoorist:
Everyone worries about cost and the economy. Our opinion is that if something is made well then it lasts. If the people who sell it to you and install it for you care about what they are doing (as we do), then it lasts and it comes with our warranty to address and fix any issues that could come up. In the end, you save money and frustration, and most of all, TIME. Time is a cost. Inferior materials ultimately take time away from us all, and that is where we all can do better. Northshore Barn Doors will not sell you something that we don’t care about! Note that tariff scares and changes have forced our suppliers to raise costs (as in steel and other metals and parts) and so we have had to adjust pricing accordingly.
Any discounts are typically based on things like repeat business, doing multiple projects at the same time, trades involving olde wood we could use, and other situational needs. We thank everyone who refers us and brings us business and we make sure this pays forward. With a very small business to manage, we cannot pay commissions to designers at this time.​
